Private Home Prices Up 4.6% in the first quarter 2007


SINGAPORE: Prices of private residential properties have continued to climb - marking their largest quarterly gains in seven years during the first three months of the year.
According to initial estimates out today, private home prices rose by 4.6 per cent, compared to the previous quarter. The high end sector continued to lead the climb in private home prices in the first quarter of this year. Apartments in the newly-defined Core Central Region booked the biggest jump of 5.6 per cent.
The region includes Sentosa, Marina Bay, and postal districts 9, 10, and 11. "Due to the spate of collective sales, we are seeing more and more projects in the price range of $2000 to $3000 per square foot being launched. And confidence breeds confidence, so developers are continuously putting up projects at higher and higher prices. And the robust demand from foreigners has continued to give support to this price rise," said Tay Huey Ying, Director of Research, Colliers International.
Prime properties sold at above $2000 per square foot during the period include units at St Regis Residences and The Orchard Residences, both in the Orchard area. In the rest of the Central Region, prices rose by 2.9 per cent - while properties outside the Central Region saw a climb of 2.6 per cent. "We're actually seeing the bullish price growth in the luxury and high-end tiers filtering down to the lower tiers, and this is becoming more broad-based. So the broad-based recovery in prices will lift property prices further in the coming quarters," said Tay.
Analysts say that for the whole year - private home prices could climb by about 15 per cent - up from 10.2 per cent last year. In the HDB resale sector, prices rose 1.2 per cent in the first quarter - marking the highest increase in nearly three years.
The HDB price index showed a reading of 104.8 in the first quarter - up 1.2 per cent from the previous quarter. And property agents expect the uptrend to continue, partly because of relaxed subletting rules which allow more flat-owners to rent out their flats.
"With the revision of the subletting rules, owners of the flats can actually sublet their homes while waiting for property prices to improve. As such, because of the shortage of resale flats in the market, the prices will definitely increase," said Marcus Chu, Senior Vice President, ERA.

Okok, Mindy Yong is back! Will do some plans for my team! Yr SuCCeSS is definitely my TOP priorty!!!!


Today help Mr Kent soo for his HDB appt...haha...His clients, both seller and buyer are lovely! the word to describe is CUTE! I was there nearly 2hrs with the buyer. She 's such frank, open and honest person! If this world is full of this kind...will definitely be a peaceful world!

Last nite went for a seminar talk. Kent invited us to go with him. Well, interesting! The seminar was all abt subconcious and concious mind!!! Had experiment too...never know our subconcious mind can be sooo POWERFUL!






Today woke up 4am! Yes 4am, cleared up my stuff/emails/documents. Met Fen to do inventory at Everton Park. She was telling me maybe 1st appt she would be in labour already. I guess so too. Don't worry lah Fen, will help to jagar yr buyer. Yest afternoon, the weirdo buyer called again (remembered I told you I suspect is either agent or agent's runner). He said close the deal at valuation. I told him if at val, long time back the owner would sell by himself, no need me. He said if I can close at val, he gave me 1%...hahahahahahahaha come on, buyer need to pay 1% wat!!! U still don't get it?






Just now we met Steve for nasi lemak. And the next table was a couple. While we were chatting abt our deals and exclusives, the couple kept turning to look. wah lau, they must be agents lah!!!! Trying to eavesdrop our conversation! Steve said they super familiar. Nowadays really dun understand those like to cut cut cut agents. Cut here cut there, fxxking for wat?!!? I still strongly believe in integrity,honesty & sincerity and of cos hard work.






Anyway the Sembawang 5 room i went just now is indeed a very well renovated, 300% move in condition! I simply fall in love with the balcony........imagine putting massage chair there! Wolala...can sure to fall zzzz there with sweet dreams!

Blk 5 Everton Park - SOLD

Yesterday afternoon ard 4plus pm, my Everton Park listing was sold! I must thank Issac from PN for bringing 4 buyers for my unit since the first day I advertised 2 days ago. *Box...but i didn't close the deal with him...opppsss Issac, don't scold me hor.... Since the other side can offer higher.

The agent whom I closed the deal with is Fen from KF. She's 6 mths old preggy with a baby boy. Her daughter 2yrs old is like a doll...so pretty!!! okook enuf...back to everton. Valuation is 205k and I sold it at 240K. I find ways to stack up the price and closed it actually at 243k. The buyer came up and wanna nego. In the end 241k the buyer offered, but hor...guess wat, my cute owner, Mr Teo wanted 240k! Anyway....... he happy, buyer happy, i happy!

All my listings sold within a week! now searching hard for listings! Owners pls HELP! Please give me a chance to help you market yr place!!!

Wanted to rest today and bring my kids out for a show!!! But alas....morning had quite a number of calls wanting to view my Everton Park.


I really dunno what to say ...but really really so many direct buyers came and I find ALL weird weird!!!!! really .... NO joke! Maybe they are not direct buyers, maybe agents har??!!! There's one guy walked into the house and I asked him "u called me to fix appt??" He said yes, frankly NO lah...wat bull shit! He came in and just went to sit down on the sofa (pls lah got people go viewings behave this way?), checked here and checked there....then i asked again, how come u know abt this listing, he took out my name card! Wonder which lier gave him my name card.


Anyway...the best part is ...before he left, he asked me "Are you the exclusive agent?"

Frankly, nowadays, I'm not worried abt undercut or whatever crap! I just believe in doing what I'm suppose to do! Heaven knows....


My poor hb and kids waited for me for 2hrs! Finally we went lunch at 4pm! at UE square...look at my food! YUMMY


I wanted to go shopping after that but my kids dun want =( "I WANT SHOPPING!!!!" in the end we went beauty world and had a good foot reflex and massage!!!!

Parc Oasis

well...it was a fruitful week for last mon to fri, therefore sat, i didn't wanna fix appt, only for one at Parc Oasis which is Kent's listing. Imagine me for the past 5 days out early morning 8am back midnite and zzz 4am. Tired like Hell!


I look zoombie on sat! Eunice said i was sooo tired looking...must be my panda eyes lah! Wow Kent's listing that unit is a very nice unit!!! But the price is relatively high. Anyway I believe sure can sell out. Kent, JIA YOU! YES YES YES


Sigh...want to go back and rest after that, yet I went to get signature from Joyce and her ex-hb (for 689F Woodlands). Then suppose to meet Kenny fm PN, but blur sotong him, left the documents at home. I went home 4.30pm, dead...boom...zzz till 6pm. Woke up in a shock sooo many missed calls! = must be sooo many scoldings too for not answering calls...


Bathed, rushed to AMK to delieve air tix to my client at AMK... wink wink good agent rite, deliver air tix! Ask Willy's Vietnam wife in my LOUSY cantonese how come they going back so early, she said her mother in law, here pain there pain so better go back first. I will inform them when to come back for 2nd appt. Willy got her to passed me the $$ where I would help them to settle their conservancy fees and property tax. I count and count ...seem like not right, extra $50. I checked with Willy, he said that 's for my petrol...hmmmm Nice guy!


7pm, went to Yishun to meet Kenny and pass him documents. Then after that I went sembawang with hb and dd, Raeann. Steve from PN called and we met up with his wife. Cute fair lady! Looking forward to attend yr wedding dinner yeah!

Closed Bishan & Sembawang today!

RAINYYYYYYY Day in the day time! The moment i opened the car door, got out and I let out a loud scream. OPPSSSS my shoes are WET, damn wet. Holding my umbrella, I walked to the showflat at Acacias with Jim, my cobroke agent. Showed this project to my indo clients. A lovely auntie and uncle from Jarkata. Had lunch with them yesterday. Lia, their daughter is in USA now.

Arranged a viewing for Shah at 6pm. Blk 186 Bishan EM. Hmmmm Let me check the facing...North West...BINGO, as long as it's not south! He and his wife came and they liked the unit!!!! And best part, selling @ Valuation!!!!!!!!!!!!! Where to find in BISHAN, this hot place, selling @ val???????????????? Can't believe it right??? Then come come come, find MINDY as your exclusive agent and she find for you!!!!!!! hahahahahahahahahhahaha

Anyway don't be too happy darling mindy! Few hrs later Shah called me, ohhhh dear, he signed an exclusive buyer form with another agent last dec. =( And that agent wanna signed a co-broke form with me!!! Wahhh got such good deal har??? I put in tons of hard work ...lack of zzzz... and precious time to source out the best EM for my client....errrr shd i share my comm with another agent lei??? What say U???????????

Suhairi sms me saying Sembawang's valuation is OUT! I called him, I'm very anxious, I'm very very anxious, I'm damn kan cheong lei! (the reason because if val too high, the buyer will opt OUT). He sound disappointed, he said the val is high. I ask wat's the price but he simply refused to say and wanna meet me. Steve called and I told him and he arranged for his buyers to go too. The valuation is 310K. Before this, the buyers had said that if valuation is above 295k they would not buy.

Before the buyers and Steve came, I had a talk with the sellers. I know wat price they'll be letting go :P After a little ding dong here and there, we closed the deal at val +5k which is 315k! Everyone is happy! hahahahh but not steve...hahahah as his buyer cut his commission!!!!! Don't be sad lah...we treat u roti prata!!!! Okok will buy a carpet for your client which I've promised!!!!

So BUYERS and SELLERS out there, come and look for me! I WORK HARD FOR YOU, LETS CLOSE THE DEAL TOGETHER!!!! =)

Regent Park


Brought Mr Aru to Regent Park on Wed. Asking price is ard 520k for a 2 bedder. Nice unit, clean. But alas the main door direction is not good!!!! Mr Aru taught me some fengshui from india. Main door if North West is good, kitchen shd be south east. And master bed room must find yr southwest and put "piggy bank" at that area!!!!

Villa Marina




I closed another Villa Marina the other day! This case not easy lei..... Client Mr Santosh, recommanded by Wahma (wink wink thank you!) bought this Tower 5 Ground floor. A beautiful unit!!!! Bought at price 820k. Co-broke with Jimmy Ng. Thanks Jimmy for guiding but then this case we dragged for a few days with all sort of nonsenses hahahha....Anyway WHO CARES...We closed the deal and everyone is happy!

God Bless

Blk 164 Teck Whye was sold on Fri nite 10.30pm! I advertised on that day and not a single soul called and I was pretty disappointed. Quite hard to sell unit. Happened that while i was thinking abt that unit, one cobroke agent who viewed before called and requested for 2nd viewing.

Loving old couple (buyers), holding hands....so sweet... Found out that the guy is actually a pastor. haha we are all christians! Buyers, sellers and 2 agents! Amen!

Sold on Sat. Got 10 viewings. 3 offered and we closed the deal at 620k. 2 bedroom 926 sqft. Owner, Mr Aru made a profits and is happy =) Great for him!

Slept late last nite, prepared the proposal for my seller whom I was gonna met today.


A bubbly nice young chap, Mr. Lim. Met him at his place, Craig Place ard 10.30am. The feeling is good when you step into this house. Very cosy, unblock city view and so windy! 10mins walk to Tg. Pagar MRT. Pub, restaurants, shops, hawker center is just few steps away. So darn convenient! Aiyoyooo.... Haven!
